The short version
We're Nook. We pull together public data about UK properties and present it as a report, to help you decide whether to view, offer, or buy. The data comes from government sources and third-party services — we do our best to keep it accurate but we don't guarantee it. A Nook report is information, not professional advice: it doesn't replace a survey, a solicitor, a mortgage adviser, or your own judgement.

Accepting these terms
By using Nook (signing up, viewing reports, or buying a document) you agree to these terms. If you don't agree, please don't use the service.
We may update these terms occasionally. Material changes get 30 days' notice by email to registered users. Continuing to use Nook after a change means you accept the updated terms.
What Nook is and isn't
Nook is:
- An aggregator of public data about UK residential properties
- A research tool to help you decide which properties to view or pursue
- A way to save and share property reports
Nook is not:
- A property survey or valuation — get a chartered surveyor for those
- Legal advice — get a solicitor for conveyancing
- Financial advice — get a regulated mortgage adviser
- An estate agent — we don't list, sell, or arrange viewings
Don't make a purchase decision based solely on a Nook report. Use it to inform your judgement, alongside the proper professional checks.
Data accuracy
We surface data from public sources (HM Land Registry, the Environment Agency, Ofsted, the Coal Authority, BGS / UKHSA, Mapbox, Zoopla, and others). We don't generate this data — we don't control whether it's complete, current, or correct.
We do our best to refresh sources regularly and to flag known gaps clearly in reports. But you should treat Nook reports as a starting point, not a final answer. Where a number really matters (price paid, flood risk, mining, lease length), verify it against the original source before acting on it.
Your account
- You must be 18 or over to create an account.
- One person, one account. Don't share login details.
- Keep your password secure. Tell us at hello@nookuk.com if you think someone's accessed your account without permission.
- You can delete your account at any time from your dashboard.
Free and paid features
The core property report is free and includes everything we can pull from open data (Land Registry sales history, EPC, flood risk, mining, schools, planning, and more).
Some documents are paid because they cost us money to fetch from the source — Land Registry title registers, lease documents, and mining reports, for example. Prices are shown clearly before you buy. Payment is handled by Stripe.
Refunds
UK consumer law gives you a 14-day cooling-off period for digital goods, but you waive this right when you accept that the document is delivered immediately on payment. We make this clear at checkout.
If a document we sold you turns out to be unavailable, materially wrong, or we can't deliver it, email hello@nookuk.com within 30 days and we'll refund. We don't offer refunds for "I changed my mind" once a document has been delivered.
Acceptable use
You agree not to:
- Scrape Nook (use the data inside a report you've earned, but don't bulk-extract)
- Resell Nook reports as your own
- Reverse-engineer the service or interfere with our infrastructure
- Use Nook for anything illegal, fraudulent, or designed to harass someone
We can suspend or close accounts that breach these. We'll usually warn you first unless the breach is serious.
Your content
You keep ownership of anything you add — labels, notes, share links. You give us a limited licence to host and display it back to you (or to the people you share with). We won't use your notes for any other purpose.
Our liability
To the extent the law allows, our total liability to you for any claim relating to Nook is capped at the greater of (a) £100, or (b) the amount you've paid us in the 12 months before the claim arose.
We're not liable for indirect, incidental, or consequential losses — for example, a property purchase that went badly because of something the report didn't flag. Our reports are informational; the decision is yours.
Nothing in these terms limits liability for things that the law doesn't let us limit (death or personal injury caused by negligence, fraud, etc.).
Termination
You can stop using Nook at any time. Delete your account in the dashboard.
We may close your account if you breach these terms or stop using it for an extended period (more than 24 months of inactivity). We'll email you 30 days before any closure.
Governing law
These terms are governed by the law of England and Wales. Disputes go to the English courts, unless you live in another part of the UK in which case you can also use your local courts.
